Strata apartments make up the majority of dwellings across the Waverley local government area, and demand for two-bedroom units within walking distance of the beach or Bondi Junction interchange has remained consistent.

Buyers entering the area tend to weigh up the trade-off between older art-deco blocks with character and newer developments with parking, lifts and lower maintenance.

Rental listings continue to turn over quickly, with agents reporting steady interest from young professionals, share households and downsizers from larger family homes elsewhere in Sydney.

Owners corporations across the area are increasingly focused on long-term maintenance funds, balcony rectification and electrical upgrades for EV charging, all of which can shape strata levies.

For prospective buyers, the practical advice from local agents has been consistent: inspect in person, check the strata report carefully and weigh the actual walk to the beach against the listing claim.
